SouthWood 6-Month Market Update
Over the past 6 months, approximately 67 homes sold in the SouthWood neighborhood. The average number of days on the market was 28, although some sell much faster (one was under contract the day it hit the market!), given that we are in a seller’s market. Right now, buyers can expect to pay 99% of the asking price.
Currently, the average 6-month sales price for a home for sale in SouthWood is $457,030. Previous 6-month data showed $425,317, so homes in SouthWood follow local and national trends, with prices continuing to increase.
In May 2021 alone, 14 homes sold in SouthWood. The average list price was $361,407 and the average sold price was $360,595. All of the homes sold were built between 2002 and 2021.
Similar to May, in June 2021, 14 homes sold in SouthWood. The lowest price-point home was a townhouse on Colleton Court, which sold for $214,000. The highest price-point home during the month of June was a 5-bedroom, 5-bathroom, 3,296 sq. ft. home that sold for $785,000.

One big draw is SouthWood’s golf course and the golf cart community lifestyle. SouthWood’s course was named one of the top 35 New Courses in America by Golf Magazine and it’s easy to see why. Designed by Fred Couples, the course was also named One of the Top 50 Courses for women by Women in Golf Magazine. The rolling hills, gorgeous pasturelands and beautiful oak trees provide a stunning backdrop to the game. SouthWood Parks & Pool
If you can’t make it to New York City, that’s ok! There’s a Central Park located in the heart of SouthWood Tallahassee. The 123-acre park contains a paved path around a serene lake. Residents enjoy jogging, walking and bicycle riding through the area.
