Ox Bottom Tallahassee

The Ox Bottom community is located approximately nine miles from Tallahassee, making it just far enough to maintain the cozy neighborhood feel, but close enough to easily get to work, shopping and school. When local residents talk about the area, they typically mean Ox Bottom Manor, which is the largest subdivision off of Ox Bottom Road. Ox Bottom Tallahassee

Ox Bottom TallahasseeThere are many reasons why residents love living in the area. Rolling hills, moss-draped trees, and proximity to local parks are benefits of living in the Ox Bottom communities. Alfred B. Maclay Gardens State Park is one of the more popular recreation areas and it’s a perfect location for family photos. 



Another big draw for the area is that Hawks Rise Elementary school is located inside the Ox Bottom Manor neighborhood, so kids can walk to school or ride their bikes, without ever having to leave the subdivision or cross any major roads. 



Additionally, the Ox Bottom Manor Community HOA is always hosting events and activities for local residents, including a large Easter Egg Hunt in the neighborhood’s green space area. This is also a popular subdivision for trick-or-treating in October, as residents deck out their houses with spooky decor. 

Ox Bottom Tallahassee Neighborhoods

Ox Bottom Manor

As mentioned above, Ox Bottom Manor is the largest of the Ox Bottom neighborhoods, with more than 700 homes. Although construction of the subdivision began in the late 80s, many of the houses have been updated since then with modern features like hardwood floors and granite countertops in the kitchen. Most of the lots are around .5 acres, and homes tend to be in the high 2,000 to low 3,000 sq. ft. range. 

Ox Bottom Gardens

Ox Bottom Gardens are part of Ox Bottom Manor HOA. These homes, while smaller, are more affordable and allow residents access to all the same benefits and amenities as homeowners of Ox Bottom Manor. Generally, houses sit on .25 acre lots and are under 3,000 sq. ft. 

Ox Bottom Crest

Ox Bottom Crest is a newer Tallahassee neighborhood, built by local Tallahassee builder, Premier Fine Homes. They began construction in 2015. The community has 159 homes, ranging in size from approximately 1,500 - 2,500 sq. ft. 

Ox Bow

Ox Bow is also located off of Ox Bottom Road and it is known for its stately homes with large lots. A mansion is considered any home over 8,000 sq. ft. By this definition, there are a number of mansions located here. This upscale community is comprised of approximately 70 homes, which are set back from the road on large lots of more than 1 acre. As a result, residents appreciate the privacy of the neighborhood.

How Ox Bottom Got Its Name

Most people will agree, the name Ox Bottom is a rather strange one for a subdivision! So how did it come about? 

 

Back in the 1950s, a couple bought 1,000+ acres of property on the outskirts of Tallahassee. The property had rolling hills throughout, and in the valleys of the hills, a plant called Maiden Cane grew in abundance. When oxen would go missing, farmers could usually find them at the bottom of the hill, in the valleys, happily chomping away on the Maiden Cane! 

 

Thus the name, Ox Bottom, came to be.

Ox Bottom residents love the convenience their neighborhood is to Bannerman Crossing, the Northampton Shopping Center (also known as Kerry Forest Shopping Center), Target and Walmart. 

 

At Bannerman Crossing, you can eat, shop and play - all in the same area. Kids of all ages love Sugar Rush Milkshake Bar, Painting With A Twist and Mathnasium (a learning center designed to make math fun for students).

Ox Bottom is comprised of smaller neighborhoods; including, Ox Bottom Manor, Ox Bottom Gardens, Ox Bottom Crest and Ox Bow. The average 6-month sales price for an Ox Bottom home is $520,000. Recently, we’ve seen home prices in the area range from $414,724 to $555,000.
Approximately 13 homes sold in the Ox Bottom neighborhoods over the past 6 months. Currently, the average number of days homes in Ox Bottom remain on the market is 34 days, down significantly from the previous average of 60 days. This is an indicator we're still in a seller's market, with homes moving very quickly.
In Q1 2022, 5 homes sold in Ox Bottom. They were all detached, single family homes with 4 bedrooms and 2, 3, or 4 bathrooms. Homes ranged in size from 2,338 - 3,387 square feet. On average, homes in Ox Bottom went under contract in 51 days, which is slightly higher than other Tallahassee neighborhoods. The average listing price for homes in Q1 was $517,960 and the average selling price was slightly lower, at $495,602.

 

In Q2 2022, 10 homes sold, which is double the number we saw in the previous quarter. Additionally, we saw the average number of days a home sat on the market before going under contract drop significantly as well, down to 24 days. List and Sold prices increased, indicating an increased demand for homes in this neighborhood. The average list price in Q2 was $638,030 and the average selling price was $644,450, which is over asking price.
