Canopy is a newer Tallahassee neighborhood that is currently still under construction. The homes are being built and developed by Premier Fine Homes, a local residential real estate builder. The neighborhood is centrally located, which makes it convenient to get to downtown, local area hospitals, shopping & other amenities. 

HOMES FOR SALE IN CANOPY TALLAHASSEE

Residents of the Canopy neighborhood love their community for many reasons. The subdivision was built to include sidewalks, walking trails, and a Community Center with a playground, pool, tennis courts, bocce ball courts and a gym. Residents simply step outside and have every amenity at their fingertips!

The average sales price for a Canopy home is $403,500, which is down slightly last month’s 6-month average of $479,810. In total, 21 homes have sold in the past 6 months. Although the original homes in this area were built around 1984, the majority of the houses are new construction, having been built from 2018 to present. 
 
Averaging at $213/sq.ft in the last 6-months, prices peaked in December 2021, with a high of $223/sq.ft. With increased costs in building materials and supply chain issues in the housing industry, we don’t anticipate the price of new construction decreasing any time soon. 
 
Currently, the average number of days on the market for houses for sale in Canopy is around 50 days. With the market as it is right now, buyers can expect to pay 102% of the seller’s asking price.
 
In October 2021, 2 homes were sold in the Canopy neighborhood. The first home was listed at $203,898 and sold for 100% of the asking price. This home sold after 100 days on the market. SHOPPING & ACTIVITIES NEAR CANOPY

If Canopy went by another name, it would be “Convenience”! The entrance of the neighborhood is walking distance to Publix. It’s located less than 5 miles from the downtown Capitol building, DEEP Brewing company is right around the corner, along with a number of other locally owned bars and restaurants. 

But you really don’t even have to leave the neighborhood, District 850 is located within the Canopy community and offers plenty of fun for all ages - bowling, arcade games, gourmet food and even an indoor ropes course!
