When most people think of Golden Eagle Tallahassee homes for sale, they imagine large, 3,000+ square feet brick houses with large foyers, gorgeous open-concept kitchens, and sprawling backyards.
However, this neighborhood is unique in that it offers a home at almost every price point. Eagle’s Ridge, located within the Golden Eagle community, has smaller lots. Many of the homes here are around 1,500 sq. ft. There’s also a section of duplexes (called The Landing at Golden Eagle) that are very affordable, while still allowing residents access to all the amenities this subdivision has to offer.
Most residents will agree that the crown jewel of the neighborhood is the gorgeous lake that everyone in the subdivision has access to and can enjoy. It is particularly delightful during sunrise and sunset.
Golden Eagle 6-Month Market Update
Over the past 6 months, there has been a 3% increase in the average price per square foot of Golden Eagle Tallahassee homes for sale. This is up 3.5% from what we saw back in July 2021. The most recent 6-month average has been trending upwards, being in a seller’s market, we don’t anticipate the price per square foot decreasing in the near future.
The average sales price for a Golden Eagle home is $729,000, which fell from last month’s 6-month average of $924,000. Please keep in mind if you’re house hunting, homes in Golden Eagle can vary quite a bit in price, so even one sale of one of the larger, golf course-view houses can “throw” the overall average.
Currently, the average number of days on the market for houses for sale in Golden Eagle is around 26 days. With the market as it is right now, buyers can expect to pay 100% of the seller’s asking price.
In May 2021, 2 homes sold in Golden Eagle and 2 homes sold in the Glen at Golden Eagle (an area within the community with more moderately priced homes). The average list price was $434,950 and the average sold price was $448,357 (or $13,407 over asking).
In June 2021, 8 homes sold in Golden Eagle - one was in the Glen at Golden Eagle, at a sales price of $272,000. The other 7 were in Golden Eagle proper. These homes ranged in price from $378,000 (a 3-bed, 2-bath at 1,948 sq.ft) to $810,000 (which actually sold for $10,100 over asking), and had 4-beds, 4-bath and 3,765 sq. ft.
In August 2021, 6 homes sold in Golden Eagle and 2 homes sold in the Glen at Golden Eagle (an area within the community with more moderately priced homes). The average list price was $576,816 and the average sold price was $579,000 (or $2,184 over asking). These homes ranged in price from $239,900 (which sold $8,100 over asking) and had 3-bed, 2-bath and 1,239 sq.ft to $925,000 (a 5-beds, 5-bath and 4,338 sq. ft).
Shopping near Golden Eagle
Back in the 1980s, when the Golden Eagle community was first built, residents had to drive a long distance for shopping and dining options. However, today there is an abundance of activities just minutes from the neighborhood.
For instance, one can now enjoy easy access to the Bannerman Crossings Center. This center has all the essential stores in one location. There's a dry cleaner, walk-in health clinic, Walgreens, barbershop, pet supply store, nail salon and more.
