There are many reasons why residents love Tallahassee’s Betton Hills neighborhood. First is the proximity to a number of popular parks. Those who live in Betton can easily walk to Winthrop Park, which has soccer fields, tennis courts, a playground and restrooms. For more seclusion, residents enjoy Chittendon Park, which has beautiful rose gardens, benches, and quiet space for relaxing and thinking. Other nearby neighborhood parks include McCord Park, Harriman Circle Park and the Betton Nature center.

In the past 6 months, Technically, the Betton area is made up of multiple subdivisions that all start with “Betton”, and include the following: Betton Hills, Betton Hill, Betton Woods, Betton Estates, Betton Place and Betton Oaks. There are no major defining differences between these subdivisions, so they all tend to be referred to as “Betton Hills”.
One fun fact is that Betton Hills is actually one of the oldest neighborhoods in all of Tallahassee! Because of this, many of the homes have spacious backyards and mature oak trees.
In this subdivision you’ll find approximately 800 homes, with widely varying price ranges. So no matter what your budget, you can find a home within your budget in the popular Betton Hills Tallahassee neighborhood.
Betton Hills 6-Month Market Update
In the past 6 months, 32 homes sold in the Betton Hills neighborhood. The average number of days a home is on the market in this subdivision is 56 (down from 65 days during the previous 6-month period). Right now, buyers can expect to pay full asking price (and in some cases, slightly over asking). On that note, the average asking price for a Betton Hills home for sale is currently $392,000, however this can vary widely depending on which homes sold in this particular neighborhood, as house age, square feet, and lot size can vary greatly.
In May 2021, there were 2 homes that sold. By June, that number increased (which is normal in our area during summer months) to 7 homes that sold. Of the homes that sold, they ranged from 1,515 square feet to 3,692 square feet. All homes sold were 3 or 4-bedroom, detached, single family homes. This neighborhood is an older, more established community that features larger lot sizes; all of the homes that sold in June were between .27 acres to .52 acres.
In July 2021, 3 detached single family homes sold in Betton Hills. All the homes were on just more than a .4 acre lot and were between 1,800 and 2,400 square feet. The average list price of the homes sold in July was $376,200 and the average sales price was $398,500. Like many other neighborhoods around the country and here locally, Betton Hills is in a seller's market, meaning sellers are getting top dollar for their homes.

Betton Hills Neighborhood Association
It is important to note that this neighborhood does not have a traditional homeowners association, like many of the other neighborhoods in Tallahassee. Back in the 1980s, the HOA covenants and restrictions lapsed, therefore there is no code enforcement. However, the Betton Hills Neighborhood Association does refer complaints to the City of Tallahassee.
Additionally, BHNA also takes pride in keeping the neighborhood a friendly and enjoyable place to live, while protecting the area’s natural beauty. Residents are encouraged to plant trees in their yards. Additionally, many gatherings are hosted including an Easter egg hunt at Chittenden Park and Christmas caroling at Harriman Circle Park.
