Monticello Market update

In Q4 of 2021 (October - December), 45 residential homes sold in Monticello; this includes detached single-family homes, townhomes and condos. The average list price for homes in Monticello was $349,775 (compared to Tallahassee’s $283,003) and the average selling price was $342,363 (compared to Tallahassee’s $280,013). The average number of days homes sat on the market during this time period was 54.  

 

In Monticello, during this time frame, all homes that sold were single-family homes. The least expensive was a 1,217 sq. ft. 2-bed, 2-bath home located on Hagan Street. While the most expensive home sold was a 3,346 sq. ft. 3-bed, 5-bath home on Aucilla Road, which sold for $1.2M.

 

In Q1 of 2022 (January - March), 36 residential homes sold. The average list price was $356,316 and the average selling price was $336,230, or approximately $20,000 under asking price. All but 2 of the homes sold were detached, single family homes (the others were townhouses). Square footage of the homes sold ranged from 775 to a whopping 8,679 sq. ft.

 

2 of the homes sold during Q1 2022 were more than $1M - one was on 7 acres and the other on 21 acres.
