Across all homes type, the average list price was $288,580 and the average selling price was $288,444. It is still a strong seller's market, with homes selling at almost full asking price.
In Q2 2022 (April - June), 1,324 homes sold in Leon County. This is a 21.8% increase from Q1, which is expected as summer is typically the busiest season in real estate. Worth noting, this is down by 9.2% from Q2 2021, when the industry saw a boom in the housing market following COVID-19. Similarly to quarter 1, sales prices were higher than the listing prices, with the average listing price at $304,005 and the average sales price at $307,730.
Moving into Q3 2022 (July - September), there were 1,128 homes that sold in Leon County; down 14.8% from the peak summer months, and down 23.3% from Q3 2021. One shift that occurred in the market this quarter is that homes, on average, are no longer selling for more than their listing price. The average listing price in Q3 2022 was $317,185, and the average sales price was $315,400; an indicator the market is cooling off.
