HAVANA FL MARKET UPDATE

Havana, Florida is located in Gadsden county, which is approximately 16 miles from Tallahassee, making it a popular commuter town, especially for those working on the northwest side of Florida's state capital.

 

In Q4 of 2021 (October - December), 24 residential homes sold in Havana; this includes detached single-family homes, townhomes and condos. The average list price for homes in Havana is $285,154 and the average selling price is $280,579. The average number of days homes sat on the market was 64. All homes sold in Havana, Florida in Q4 were detached single-family homes. they ranged from $130,000 to $767,000. The smallest home was 937 sq. ft. while the largest home was just over 5,000 sq. ft. While lot sizes range, most tend to fall between .5 acres and 2-acre lots.

 

In Q1 of 2022 (January - March), 29 residential homes sold in the city of Havana; a slight uptick from the previous quarter, which is typical as we go into the busy spring & summer season. The average list price was $295,351 and the average price homes in the area ultimately sold for was $288,562, or about $7,000 under asking price. On average, homes sat on the market for 58 days before selling, although some homes went under contract within the day they were listed, while others remained on the market for 195 days before going under contract.

 

In terms of home features, houses ranged in size from 1,036 sq. ft. to 3,470 sq. ft. The majority of homes featured 3 bedrooms, and 2 bathrooms. Lot sizes tend to be a bit bigger in Havana when compared to Tallahassee.
